STEP BY STEP PROCESS
1. Obtain a list of counties having a tax sale on the next monthly first Tuesday.
2. Decide which counties you want to check on for properties.
3. Check the properties in any county of interest to you and note the minimum bid, taxable value and cause number.
4. Cull the properties to decide which ones have potential based on your criteria.
5. Obtain additional data on the remaining properties and decide which one(s) you wish to bid on and determine your maximum bid.
6. Visit the property or obtain RECENT pictures and report from a recent visit.
7. Verify any liens and other considerations that could alter your maximum bid and adjust accordingly.
8. Prepare for auction whether online or attendance required. Consider certification, payment procedures, location, time and other variables for counties being considered.
9. Attend or make arrangements for representation at the auctions of your choice.
10. If bids are won, payment must be made, change of ownership notice delivered and begin process to determine future for the properties purchased.
11. Decide on occupants (if any), insurance, warranty, security, inspection and management. Begin to assess future disposition of property or properties.
